Part E Building Regulations

We were recently commissioned to install a soundproofing system which would meet Part E of the governments building regulations. The project was a change of purpose project, converting a garage into a living space below a flat in Leeds.

To ensure regulations are met, a detailed survey must be undertaken. The survey process is designed to highlight any potential difficulties in installation and to make sure an accurate price is given for the works.

A ClearSound survey usually involves:

  • Accurate measurement taking
  • Detailing the perimeter of a space to highlight areas needing extra insulation or sealing to help avoid flanking
  • A drawing of the space being made showing the details of the installation

Where a property has previously failed Part E building regulation sound tests, we also make detailed notes of the current build up, by what margin it failed and discover the reason for the failing so we can overcome the problem for the client.

Once we have all the required information, we are able to design a system which will meet, and ideally exceed, the Part E requirements.

What system is used/designed will depend on a number of factors:

  • Space available
  • Budget
  • Type of property

In this instance, the garage had a concrete ceiling and was a simple rectangle shape. We often for a Muteclip double system using 50mm batten attached to the ceiling with RW3 Rockwool, TecSound SY70, a double layer of acoustic plasterboard and the Muteclip and channel system.

Following the sound test, which enables the landlord to let out the property legally, it was shown to exceed Part E by some margin. The results can be seen in the image below.
